You Got Your Atlanta Georgia Home Value From the Internet??? Say It Isn’t So

The article that follows is a story about why you should not rely on online Real Estate aggregator such as Zillow.com, Trulia.com, or even Realtor.com to give you a price for your home.   If you want to save some time, skip the article and contact us at Homes By Ursula.  We sell real estate everyday in the North Metro Atlanta Georgia market and understand our local market conditions and what it takes to get your home priced correctly and sold.

And now, on to the story:

Computers and the Internet have changed the way we live.  They have changed how we communicate, how we get information, even how we buy and sell what for most people is their most valuable asset – their home.   It doesn’t seem that long ago that we had face to face relationships with other people.

A family would sit around the dinner table and have an actual meal and talk about the day,  what happened at school or work or maybe even neighborhood gossip.

“Did you see the new family moving in down the block?”or “Did you hear that The Smith’s are being transferred across country?”

Now, you see folks tethered to their device of choice.  Constantly bombarded with electronic chatter.  Ding!  Here’s a photo of my lunch…Ding! My life is more wonderful than yours and I have no problems!  Ding! Ding! Ding!  It seems that we give little or no though to the information being put in front of us.  How many times have you heard, I read it on the internet?…so it must be true.    How many time have you read something online or in a post or social media update and accepted it as fact? Only to find out later that the information you relied on was completely wrong.

If you are trying to sell your house, or buy a house in Metro Atlanta today, chances are good that you have started looking on the internet.  It’s ok to admit it…everyone does it.  But how good is the information that you’re getting.  Sure looking at photos of houses online gives you an idea of the interior, the yard, or some other special feature of a home but it doesn’t always give you the rest of the story.  The same is true with some large, national website that claim to give you an estimate of your home’s value.

Zestimate for this home at $187,022. It Actually sold for $195,000.

I imagine that I can hear the whirring and spinning of disks processing bits and bytes of data at some centralized data center in parts unknown.  There must be some giant bank of computers gathering information from all over the web and calculating a value for my house.   This value has to be accurate, I mean I got it from the internet…so it must be true…right?

Well, not so fast.  You see if you dig a little deeper and scroll all the way to the fine print, you know, the print that is barely visible even if you were viewing it with the Hubble Telescope, usually at the very bottom of the page in what I like to call the attorney zone of the page, go ahead look for it, you will see a link that explains what a Zestimate® is and how accurate a Zestimate® is.  As defined by Zillow, as Zestimate® is Zillow’s estimated market value, computed using a proprietary formula. It is not an appraisal. It is a starting point in determining a home’s value. The Zestimate is calculated from public and user submitted data; your real estate agent or appraiser physically inspects the home and takes special features, location, and market conditions into account.

The Zestimates® are based on an Algorithm. This is the same one used in Washington state & Washington DC, in California & Georgia & New York. Do you really think that the same thing applies to every single place the same way???

Hmmmmm.  Ok, well how accurate is this proprietary calculation?  In the Metro Atlanta area, Zillow indicates that they are:

  • within 5% of the sale price 38.8% of the time,
  • within 10% of the price 64.3% of the time, and
  • within 20% of the price 84.6% of the time.

or as stated by a representative of the big Z, 60% of the time they are up to 40% accurate“…. WHAT???? 

So let me get this straight.  If I am selling my house and Zillow tells me it is worth $300,000, 84.6% of the time they will be within 20% of the price.

Brief math interlude….please enjoy the music.  Oh that means that Zillow estimates my price at between $240,000 and $360,000 or a margin of $80,000.

Now I ask you, if you were a home buyer using Zillow, you would be fully prepared to offer $240,000 for the house, right? Or maybe less because as all buyers know, only a sucker pays list price.

On the other hand, If you were selling your home, you would not take a penny less than $360,000 because after all, Zillow said that they may be off by as much as 20% of the price more than 15% of the time and you don’t want to lose money.

Now Imagine what would happen if you received an offer of $240,000 on a home that you think you can sell for $360,000.  Not a happy thought, is it?

How Rising Mortgage Rates Will Affect How Much House You Can Buy

I was recently speaking with a mortgage lender that we work with at Homes By Ursula and the very stimulating topic of mortgage backed securities came up.  I know, you are jealous and wish you could have been there.    I thought I would share the main point of this conversation with you.  This is critically important information for you to know, especially if you are buying a home in Metro Atlanta Georgia or anywhere else for that matter.

When the fed is tapering the buying of assets (mortgage bonds) rates go up

This graph shows a projection of the buying of mortgage backed securities this year in 2014. The FED announced that they will reduce the purchases each time unemployment numbers get better, however, they have tapered even with unemployment numbers staying the same.

The FED started Quantitative Easing after the market collapsed. They lowered the federal funds rate (the rate at which banks lend to each other) to ZERO (0%) to stimulate the economy. They kept injecting more and more money into the bond market and as the economy “recovers” they are tapering off.

The less in MBS (mortgage backed securities) purchases they make, the higher the rates will go. By the FED (Federal Reserve Bank) buying MBS they are subsidizing rates, which is pulling the rates artificially lower. If this projection is accurate, we will definitely see a hike in mortgage rates later this year.  Remember that with every 1% in rate hike, home borrowers qualify for an average of 11% less in sales price. For example, if your loan amount was 300,000 at an annual percentage rate (APR) of 4%, the Principal and Interest (P&I) would be $1432, but that same loan at 5% puts the Principal and Interest payment at $1610, exactly an 11.1% hike.

This means if you buy before rates go higher, you can qualify for a bigger home but if you wait and the rate increases by 1%, the maximum approved loan amount would be reduced by 11% to keep the payment the same. So, if your maximum P&I payment was $1450 per month, being qualified for 300k now would be reduced to 270k if rates go up 1%.  So, while youu may be qualified for a $300,000 mortgage now, if you wait around and the rate increases by 1%, you will only qualify for $270,000.

If you are selling you home, don’t think you can overlook this information.  The reason for this is twofold.  One, If you are selling your current home, you are probably buying another home.  If you will need financing for your purchase, this will affect you also,  Second, as the cost of borrowing money goes higher, there will probably be fewer buyers for you home.

While every situation is unique, whether you are buying or selling a home in Metro Atlanta Georgia, you need to consider more than just how many bedrooms and bathrooms there are.  The right timing for your real estate transaction could either make or cost you thousands of dollars.  Don’t wait to get the information you need.

The real estate market in Fulton County Georgia continues to show signs of improvement through March 2014.   Recent data obtained from Georgia MLS indicates an increase in the number of single family detached homes for sale in Fulton County Georgia as compared to February 2014.

There are currently 1306 single family detached (SFD) homes for sale which is a 46.6% increase vs. February when there were 995 homes for sale.  This includes exiting homes as well as new construction.  There were 579 sales of SFD homes in Fulton County Georgia in March as compared to 395 sold homes in February.

The positive trend continued with both median and average sale prices increasing.  Average sale prices increased by 9.9% from $299,629 to $329,344, with the median sale price increasing from $205,000 to $250,000 or an increase of 22%.

There was a slight decrease in days on market for sold properties to 67 days from the previous month of 68 days.

As we continue on into the spring and summer months, the relatively low levels of inventory are expected to increase.  Many sellers traditionally list their homes for sale during the spring and summer months to take advantage of local schools’ vacation periods.

What this means to you is there has never been a better time to sell your home than right now!  Inventory is low but competition is increasing.
